You can go to the uncivilized and most barbaric tribes, and you will find a co-operative spirit among the members of each clan for their mutual welfare, and so on throughout the world in every line of endeavor that mankind has undertaken. Until recent years there has been a great lack of co-operation among the abstractors, title insurance companies and legalized title examiners. The spirit of indifference had, to a more or less degree, permeated the profession. In later years, through the efforts of the American Association of Title Men, and the various State organizations, there has sprung up a feeling of brotherhood and mutual helpfulness, an exchange of thoughts, methods, and ideas, which Las proven to the profession that if we wish to succeed we must co-operate one with another, the strong assisting the weaker—thus welding together our great profession into one of which we all are proud, and which will perform a great service for the public. Title insurance has been proven beyond doubt to be the most efficient method of handling titles to real estate. Of course, some of our contemporaries in the abstract business, and friends who are interested in the Torrens System may question this. The great problem that is now confronting the various State Associations of Title Men is how to generalize the use of title insurance throughout the United States. How to educate the public so that they will not only accept a title policy with each transfer of real estate, but demand that their titles be insured before paying out their money, either in the purchase of p...« less
